
The deadline is fast approaching for Connecticut taxpayers to file an appeal with their local Board of Assessment Appeals (BAA) to challenge their property assessment on their municipality’s October 1, 2024 Grand List.
BAA appeals provide commercial and residential property taxpayers with the opportunity to file a written application and, potentially, appear before their local BAA if they believe their property has been overvalued or unfairly assessed. Taxpayers can find BAA applications either on their town’s municipal website or by visiting their local assessor’s office.
The deadline to file a written application with your local BAA is Thursday, February 20, 2025 for most Connecticut municipalities. Some municipalities have received an extension to Thursday, March 20, 2025. Taxpayers can contact their local assessor’s office to confirm their town’s deadline.
The municipality must receive the written application by or before the deadline for it to be timely filed (no postmark rule). If a taxpayer misses the application deadline, they must wait until the following year to seek an assessment reduction for their property.
